3 Tips: Getting Vacant Commercial Space Leased

 

Recession, downturn, whatever you call it, some say business is at a virtual stand still right now. But smart businesses are actually expanding and looking for new space. In fact, just last week we leased two different spaces, to two new tenants in the same office building for a client.  So good quality tenants are out there, you just have to find them.

So, 3 tips and tricks to lease your commercial real estate right now

1.     Shoot Video Inside. We’re now living in a new world swallowed up by COVID-19 and the coronavirus. No one wants to travel anywhere, not even to see new potential office space. That means you’re going to have to show it off in more than just pictures and descriptions. That means you need to shoot and edit good looking video of the space. If it’s a large building, you’re going to need to showcase your property and do drone video. Be sure to use a commercial real estate agent who has that capability in house, so you’re not having to pay extra or it.

2.     Market to potential tenants on Social Media. When was the last time you were on social media? A lot right, even if it’s just to see the kids or grandkids. Social media is where all of your saavy and successful businesses are. You need to be there too if you’re trying to lease your commercial real estate space. This is the number one mistake I see. A sign in front of the building along is not going to get your space leased. You have to get into the weeds here and reach your target demographic where they consume entertainment and information. That means Facebook, Instagram and LinkedIn. Get social or find someone who’s an expert in social media marketing. Like me! Really I am.

3.     Offer Specials to new Tenants. There are a lot of people and companies looking for commercial real estate to lease, but there are also a lot of spaces vacant right now. And more than likely, more vacancies to come with the economy. That means you’re going to have to entice tenants using something special. Whether that’s a couple of months of free rent, all utilities paid for or other perks, you need to think about selling the space for the long term. I know, there are some landlords out there who will say take it or leave it. You you know what, I know of some retail and office spaces that have been vacant for years, because the landlords won’t budge on price or perks. Just think about it.
